STUDIO SPACE USE AGREEMENT
This Studio Space Use Agreement (“Agreement”) sets forth the terms and conditions under which the undersigned individual or entity (“Studio User”) is granted access to and permitted use of the studio space located at:
Studio 23 829 W Main Street Gaylord, MI 49735
(“Premises”)
The Premises is owned and operated by:
Allison Lynn Photography
(“Company” or “Studio Owner”)
By reserving, accessing, or otherwise utilizing the Premises, the Studio User agrees to comply with all terms and conditions outlined herein. This Agreement is binding upon the Studio User and any agents, employees, contractors, guests, or affiliates thereof who access the Premises.
All policies are final and agreed upon at the time of booking and payment. The Studio User assumes full responsibility and liability for themselves and all guests present during the rental period.
1. Reservation, Payment, and Access
1.1 All reservations must be made through the Company’s official booking system.
1.2 Full payment is required at the time of booking. All reservations are non-refundable unless otherwise stated in writing.
1.3 Rescheduling is permitted up to 1 hour prior to the scheduled rental time and is subject to availability.
1.4 Access instructions will be provided prior to the scheduled rental. Studio User is responsible for maintaining the confidentiality of any access codes and shall not share such information with unauthorized parties.
1.5 Entry prior to the reserved start time or remaining beyond the allotted rental period may result in additional charges.
1.6 Pricing, policies, and availability are subject to change at the discretion of the Company.
2. Arrival, Check-In & Check-Out
2.1 Studio Users are not permitted to enter the Premises before the scheduled rental start time.
2.2 All setup, breakdown, and cleanup must occur within the reserved rental period.
2.3 The Studio User must vacate the Premises at the scheduled end time. Overage will be billed at $50 per fifteen (15) minute increment.
2.4 Upon departure, the Studio User must:

Return all furniture, props, and equipment to original positions.

Dispose of all trash in designated receptacles.

Turn off lights and secure the Premises.

Ensure doors are properly locked upon exit.
2.5 Failure to properly secure the Premises may result in a minimum $100.00 security fee.
2.6 Excessive cleaning required beyond normal use will result in a $250.00 cleaning charge, at the sole discretion of the Company.
3. Permitted Use
3.1 The Premises may be used solely for lawful photography, videography, content creation, meetings, or similar professional purposes.
3.2 The following are strictly prohibited:

Smoking or vaping.

​Alcohol is strictly prohibited on the Premises unless prior written approval is granted by the Company.

Open flames, candles, or fire elements.

Glitter, confetti, sand, paint, powder, or staining materials.

Attaching items to walls, ceilings, or floors without written approval.
-
Illegal or hazardous activity.
-
Loud or disruptive conduct.
3.3 Maximum occupancy of the Premises shall not exceed 15 individuals unless approved in writing.
3.4 Pets are not permitted without prior written approval.
4. Studio Equipment & Property
4.1 Studio equipment, props, and furnishings are to be handled with care.
4.2 Any equipment provided must be used only as intended.
4.3 Studio User shall not alter, dismantle, or remove any installed equipment or systems.
4.4 Damage to backdrops, floors, furniture, walls, lighting, or equipment will be billed to the Studio User.

Paper Backdrop & Floor Protection Policy
The studio is equipped with seamless paper backdrops for use during rental sessions. Paper backdrops are considered consumable materials and must be treated with care.
All individuals stepping onto a paper backdrop are required to use the provided sticky shoe mats prior to stepping onto the paper. If shoes are visibly dirty, wet, or contain debris (including snow, salt, mud, or gravel), shoes must be removed before accessing the backdrop area.
Failure to use the sticky mats or failure to remove soiled footwear resulting in excessive marks, tears, creasing, moisture damage, or staining of the backdrop will result in a replacement fee.
Backdrop replacement fees are as follows:

$10 per linear foot of damaged paper
OR -
$95 flat fee for excessive damage requiring full roll replacement
The Studio Owner reserves the right to determine the extent of damage and associated replacement cost.
Clients are responsible for informing all guests and participants of this policy.
5. Condition of Premises
5.1 Studio User agrees to maintain the Premises in good condition and leave it in the same state as found.
5.2 Studio User must remove all personal belongings upon departure.
5.3 Any damage observed upon arrival must be reported immediately to avoid liability.
6. Damage, Liability & Indemnification
6.1 Studio User assumes full responsibility for any damage to the Premises occurring during the rental period.
6.2 Studio User agrees to pay for repair or replacement of any damaged property.
6.3 The Company is not responsible for lost, stolen, or damaged personal property.
6.4 Studio User agrees to indemnify, defend, and hold harmless the Company, its owners, employees, and affiliates from any and all claims, liabilities, injuries, damages, or expenses arising from use of the Premises.
7. Overtime & Enforcement
7.1 Overtime use without authorization will be charged at the Company’s standard hourly rate.
7.2 The Company reserves the right to terminate the rental immediately, without refund, if Studio User violates any terms of this Agreement.
8. Termination of Access
The Company reserves the right to deny future bookings or revoke access privileges if Studio User fails to comply with these terms.
STUDIO MEMBERSHIP AGREEMENT
This Studio Membership Agreement (“Agreement”) sets forth the terms and conditions under which the undersigned individual (“Member”) is granted recurring access to the studio space located at:

(“Premises”)
The Premises is owned and operated by:

(“Company” or “Studio Owner”)
By enrolling in a studio membership, reserving time, or accessing the Premises under a membership plan, the Member agrees to comply with all terms and conditions outlined herein. This Agreement is binding upon the Member and any agents, employees, contractors, guests, or affiliates thereof who access the Premises.
All policies are final and agreed upon at the time of enrollment and payment. The Member assumes full responsibility and liability for themselves and all guests present during any reservation made under the membership.
1. Membership Plans
1.1 The Company offers the following membership options:
• 3-Hour Monthly Membership – Includes three (3) hours of studio access per monthly billing cycle.
• 6-Hour Monthly Membership – Includes six (6) hours of studio access per monthly billing cycle.
1.2 Membership hours reset at the beginning of each billing cycle and do not roll over.
1.3 Unused hours are forfeited at the end of each billing cycle.
1.4 Membership hours are non-transferable and may not be shared, resold, or assigned to another individual or business.
2. Billing & Renewal
2.1 Membership fees are billed automatically on a recurring monthly basis to the payment method on file.
2.2 By enrolling, the Member authorizes the Company to charge the payment method provided for all recurring membership fees and any additional charges incurred.
2.3 Membership pricing is subject to change with thirty (30) days written notice.
2.4 Failure of payment may result in immediate suspension of membership access.
3. Booking & Usage
3.1 All studio time must be reserved in advance through the Company’s official booking system.
3.2 Studio access is subject to availability and is not guaranteed without a confirmed reservation.
3.3 Setup and cleanup must occur within the reserved time block.
3.4 Overtime usage beyond reserved hours will be billed at the current member hourly rate in fifteen (15) minute increments.
4. Cancellation & Rescheduling
4.1 Reservations made under a membership may be rescheduled up to 1 hour prior to the scheduled start time.
4.2 Cancellations made within 55 minutes of the reservation will result in forfeiture of the scheduled hours.
4.3 No refunds will be issued for unused membership hours.
5. Studio Use & Conduct
5.1 The Premises may be used solely for lawful photography, videography, content creation, meetings, or similar professional purposes.

6. Equipment & Property
6.1 Member agrees to use all equipment, furnishings, and studio property in a careful and responsible manner.
6.2 Member shall not misuse, modify, dismantle, tamper with, or damage any equipment or property located on the Premises.
6.3 Member assumes full financial responsibility for repair or replacement of any damaged property occurring during their reserved time

7. Condition of Premises
7.1 Member shall return the Premises to its original condition at the conclusion of each session.
7.2 Furniture and props must be returned to original locations.
7.3 Excessive cleaning required beyond normal use will result in a $250.00 cleaning charge.
7.4 Failure to properly secure the Premises upon exit may result in a minimum $100.00 security fee.
8. Termination of Membership
8.1 Membership may be canceled by the Member with fourteen (14) days written notice prior to the next billing date.
8.2 No partial refunds will be issued for unused time within an active billing cycle.
8.3 The Company reserves the right to terminate membership immediately, without refund, for violation of any terms outlined in this Agreement.
9. Liability & Indemnification
9.1 Member assumes full responsibility for any damage, injury, or loss occurring during use of the Premises.
9.2 The Company is not responsible for lost, stolen, or damaged personal property.
9.3 Member agrees to indemnify, defend, and hold harmless the Company, its owners, employees, and affiliates from any and all claims, liabilities, damages, or expenses arising from use of the Premises.
